Regional growth footprint & project timeline

County growth intensity, not a predicted urban boundary. Real Census county geometry shows population change from April 2020 to July 2025. Direction rays identify counties with documented projects; they are schematic connections, not road routes or project-site pins.

County population change: light to dark green · 0–45% Gray: missing evidence Solid blue rays: operating / completed activity Dashed amber: anticipated milestone by selected year Dotted gray: proposals / unverified schedules

All 11 DFW metro counties and eight surrounding counties are outlined. Population, housing authorizations and employment levels are available for all 19 counties. Roads and cities on the basemap are geographic context. Select a county or use the selector below for sources and project details.

How the footprint and time views are derived

County color uses actual population percent change, capped at 45% for the color scale. County boundaries stay fixed in every year view. Rays use county bounding-box centers and a reference point between Dallas and Tarrant counties; they show broad direction only, with uniform width and no spending estimate. No distance or shape represents investment return.

The year selector changes the visible project milestone overlay, never the population data. A milestone’s calendar year is not a guaranteed delivery date. Undated proposals cannot establish a one-, two- or three-year catalyst. No spatially precise future growth envelope is supported by the available evidence, so the site does not draw an expanding urban boundary.

From an area signal to a property decision

Observed county growth can guide research; it does not establish a profitable renovation. Check closed renovated sales, achievable rents, builder incentives, condition, flood/soil exposure, permits and title. Population and employment are county context, not ZIP forecasts.

Include acquisition and closing costs, materials, labor, permits, contingency, financing, holding time, property tax, insurance, utilities and selling fees. For a longer hold, include repairs, vacancy, management and capital reserves. Build your own materials and project estimate.

Permits authorize housing units; they are not completed homes, unsold inventory or absorption. County employment is workplace-based. Missing or old observations remain missing or old. No appreciation forecast, ROI ranking or guarantee is calculated.
