Compare ZIP & county trends
Compare observed listing trends across areas. Use separate measures or view them together in aligned charts. These are listing-market observations, not sale-price or individual-home-value predictions.
Loading source-backed history…
Indexed charts use each area’s value in the same first month as 100 (value ÷ first-month value × 100). They compare relative movement, not price levels. A missing or zero first-month value prevents indexing that series. Missing months stay blank and break the line.
Latest inventory snapshot
Active inventory is available as a September 2026 snapshot and year-over-year change. A six-month inventory line is unavailable in the downloaded files. Snapshot figures are kept separate from the monthly history charts, which end in August.
Seller-side momentum · observed signals
This is a disclosed directional rule, not a forecast or probability. “Strengthening” means at least three available signals lean toward seller competition; “Cooling” means at least three lean away. Otherwise the result is mixed/steady, or limited evidence if fewer than three signals are available.
How the direction rule works
Seller-leaning thresholds: listing price at least +3% year over year; active inventory at most −10%; days on market at most −10%; buyer demand index at least +5 points versus the same month last year. Opposite thresholds lean toward cooling; smaller changes are neutral. Year-over-year comparisons provide seasonal context but do not fully remove seasonality or changes in the mix of listed homes. Signals may be correlated and thresholds are planning assumptions. Price and DOM use September inventory YoY when available; demand uses August history. Historical-only areas may have observations older than August and have no September inventory signal; no current direction is inferred.
Sources & limits
Source: Realtor.com Economic Research, user-downloaded ZIP and county market-hotness histories plus inventory snapshots. Prepared October 22, 2026. The charts keep the market-hotness history series together; September inventory values are not appended to that different dataset. County series are direct county records, not averages of ZIP medians.
Coverage: 173 ZIPs with September listing records, nine historical-only ZIPs, and 19 DFW-area county records (18 with monthly history and one snapshot only). Provider-flagged records are excluded. Farmersville’s September inventory is quality-flagged; its history is labeled August 2026. Some series have missing months. These snapshots require a new data import to refresh.
Median listing price is an asking-price measure, not completed sale price, appraisal value, or remodeling ROI. Lower days on market means faster listings. Market hotness is the provider’s index, not this site’s weighted ZIP score. Trend direction alone cannot establish where an individual property’s value will go.
