Appraisal Support Packet
An appraisal support packet is a clean set of records that helps explain what has been improved in the home. It does not force a higher value, but it can help make sure useful updates are not missed.
What to include
Include before and after photos, receipts, permits, final inspections, contractor invoices, warranties, model numbers, roof or HVAC records, window details, solar documents, generator information, and utility bills before and after energy upgrades.
When it helps
A packet can be useful before a refinance, sale, insurance review, rental setup, or appraisal conversation. It is especially helpful when online estimates are low or when improvements are not obvious from the street.
What not to do
Do not inflate claims or pretend documentation is an appraisal. Keep the packet factual, dated, organized, and easy to review.
